Drivers Jonas, a property consultancy, has recently studies real estate trends of six cities including Manchester to see the effects of recession. According to it, while all cities were hurt by recession, Manchester still faired better among them. According to the report, rent levels in Manchester did not drop much in 2009. The primal rental rate dropped by 50p though primal yield is expected to drop by 0.25% in 2010. Further, the period of rent free lease was extended to 30 months in case of a normal ten years lease and it is expected to remain the same this year as well.

However, the businesses preferred city centre business locations as compared to business parks. Further, the offices rented were small, mostly under five thousand sq. ft. The total office spaced leased in 2009 in Manchester was merely 809,000 sq ft. The annual value of the leases also fell by 45% from 2008 and 80% as compared to 2007.

However, out of the six cities studies in the report, Manchester is one of the two cities which still have construction projects going on. Therefore, the businesses in Manchester will be able to rent new offices even in 2010. Around 250,000 sq ft of desk space to rent will be available in Manchester in 2010 which is good though it is lowest in the last five years.

The precursors to the stability are media companies. The report states the example of television channel ITV which is looking for a large site to not only accommodate 45,000 sq. ft. of office space but also to build up a set for Coronation Street which will be spread out in six acres.

Measuring Wheels are great tools for the Appraiser, Estimator, Engineer, Architect, Contractor, Surveyor, Banker, Realtor, and anyone that is interested in measuring large distances in a short period of time. Most Measuring Wheels are for estimating and get fairly accurate, but we do recommend if you want ultimate accuracy you should consider a measuring tape and not a wheel. One thing to consider is measuring from against an
object like a wall inside of a house for example. If you put the wheel against the wall and start rolling, you must add the distance of the radius of the wheel on both sides of the room. So, basically you add the diameter (radius x 2) to the distance you measured in order to measure from wall to wall.

If you’re buying an electronic wheel, most of the electronic measuring wheels offer multiple units of measure you and can typically push a button to select which unit of measure you want to measure in. Once your website is up and raring to go, it is important to start formulating a marketing strategy. The obvious goal is to attract as many visitors as you can. One of the best ways to do this is through a “Linking Campaign”.

In order to begin your campaign, you must first understand the difference between reciprocal and non-reciprocal links. A reciprocal link simply means that two websites are linking to each other. Both sites generate traffic for each other simultaneously. This follows the philosophy of, “You scratch my back, and I’ll scratch yours.” A non-reciprocal link refers to a website that links one-way. A good linking strategy is to create as many inbound non-reciprocal links as possible, with some strategically chosen reciprocal links as well.

Nowadays, search engines are incredibly smart. The positioning of your site depends a great deal upon how many people link to your site. A lot of non-reciprocal inbound links tells a search engine that your site contains valuable information. After all, who’s going to recommend your site without reciprocation unless they believe it will benefit their readers?

On the other hand, a website with a bunch of reciprocal links could indicate that the webmaster solicits links. This means topics and information may or may not be connected, and the probability that it’s a valuable site diminishes. To determine this, search engines then look for key word connections between reciprocal links to determine if the sites are in fact benefiting each other.

The key is: choose your reciprocal links wisely. Connect only to websites that contain related information that readers will enjoy. Spend your time cultivating valuable information on your site, and then tell everyone you can! If you end up having more non-reciprocal links than reciprocal links, search engines will rate your site much higher than those that don’t.

Then the question becomes, how do you generate non-reciprocal links? The first step is to create a site packed with valuable information. Make your site full of interesting details that similar sites’ readers can’t live without. If webmasters see the benefit to linking to your site, your Marketing Campaign becomes a snap.

When you begin, try emailing other webmasters. Tell them why your site will be important to their readers, and make it easy for them to say yes by including a ready-made link. You’d be surprised at how many people agree to help!

You can also try writing a nice review of a few sites on your webpage. Email the sites’ webmasters and let them know about your testimonials. It’s likely that the sites will want to advertise your nice comments to their readers by posting a link to your review.

Finally, submit your website to as many relevant web directories as you can. This is one of the fastest, most powerful ways to make your website known. If you search for “web directory” on Yahoo!, it returns over 1 million results. You can pick and choose the ones you’d like to submit to. Unfortunately, this can be very time consuming. Designing a Reciprocal Link Campaign can be a tricky endeavor. As a webmaster, you must choose your linking partners wisely. Generally, a good rule of thumb is to ask yourself one question: “Will this be a valuable resource to my readers?” If you view it as a legitimate, valuable website, chances are Google will too.

Below you will find 7 tips for avoiding the major pitfalls new web developers often encounter.

1.) Do not link to sites that are irrelevant to yours. Search engines only view relevant reciprocal links as a means of improving your Page Ranking.

2.) Avoid sites that have a “Links Page” that is hard to find. Some sites don’t even connect their home page to the links page. If this is the case, you probably will not benefit from the exchange.

3.) Avoid sites that contain more than 25 to 50 links per page. Your link will be hard to find, plus the site has the potential to be viewed as an FFA site. Better safe than sorry.

4.) Do not link to sites with directories that are haphazardly arranged with no categorization. Again, it could be a “Link Farm;” plus your site’s address will be hard to find.

5.) Make sure you only link to sites that you deem worthy of your readers’ time. Avoid sites that don’t contain valuable information. The best way to gain readership is by offering a valuable resource!

6.) Avoid sites that have poor linking strategies and/or are connected to “Link Farms.” You don’t want to be lumped into a category with sites like these.

7.) Avoid linking to a lot of sites with a low PR. A few are ok, but generally aim for sites with a higher PR than yours.

Once you have found websites that you want to exchange links with, start networking! Email other webmasters and tell them all of the reasons their readers will benefit from reading your site. Show them that their site will be prominently displayed in a small organized directory on your page as well.

Send a pre-made html link to your site so that it’s a simple cut-and-paste job for them. If the exchange appears to be too time consuming, most webmasters will overlook your request. Most importantly, show politeness and courtesy in your emails. You will be surprised at how many people respond to your inquiry when asked appropriately.

If you still have trouble finding reciprocal links, try creating contests on your own site. Offer a small prize, or simply a prominently displayed link on your homepage. If your site distributes a newsletter, offer free advertising for participating link partners.

If you find a site you really like, write a short review about it and display the site’s link. It will be hard for a webmaster to pass up the opportunity to brag about a good review. Get creative! The more web developers you talk to, the more possibilities there are for increasing your link popularity. The key is, be patient, and be persistent. Even if you only acquire one third of the links you pursue, your efforts will be well-rewarded.
